Most Valley Stream homes already run on gas, the village wants a permit even for a straight swap, and the water varies by supplier. Those three facts shape every water heater job here. See also our Valley Stream page and water heater repair and installation.

A gas village, with some oil left

The Census Bureau's latest five-year survey shows 68% of Valley Stream homes heating with utility gas and 23% with fuel oil. In a gas-heated house the water heater is usually a gas tank too, vented up the same chimney or its own flue. In an oil house, hot water often comes off the boiler. Switching from oil to gas usually means a separate gas water heater and new gas piping to it. The village plumbing code requires a Building Department permit before anyone installs gas piping or a gas meter, and it bars gas meters in garages. We do the gas line and water heater work. We don't repair oil boilers, and we don't sell or deliver oil.

A permit even for a direct swap

Valley Stream requires a Building Department permit for all plumbing work, including direct replacement of an existing fixture, so a new water heater needs one. We plan the replacement around the permit.

Sized for the household

The survey counts 74% of homes with three or more bedrooms and 35% with four or more, a median of 6.3 rooms, and 3.41 people in the average owner household. 13% of homes are two-family. If the shower goes cold halfway through the morning, the tank may be too small for the household or half full of sediment. We check before recommending a bigger one.

What's in the water

Most of the village is on Liberty Utilities' Lynbrook system, which treats iron at 13 of its 20 treatment sites. Its report notes the state allows a higher iron level in the Lynbrook district, which treats with sodium silicate to keep iron in solution. Water there is soft (total hardness 4.2 to 58.6 parts per million), so lime scale is rarely the problem, but iron and sediment settle in the bottom of a tank. Part of the village is on the Water Authority of Western Nassau County, whose 2025 report shows total hardness up to about 109 mg/L, so tanks there can collect more mineral. Flushing the tank once a year helps in both cases.

Flooded heaters

About 13% of the village is in FEMA's high-risk flood zone, by our overlay, and Sandy's surge flooded Hungry Harbor Road and part of Mill Brook in 2012. A gas water heater that sat in floodwater can have a damaged burner, gas control or flue. Leave it off until it's checked. If you smell gas, leave and call National Grid at 1-800-490-0045 or 911.

Questions

Water heaters in Valley Stream: FAQ

Do I need a permit to replace my water heater in Valley Stream?
Yes. The village requires a Building Department permit for all plumbing work, including direct replacement. Plan on the permit and the village inspection as part of the job.
We're switching from oil to gas. Can the new heater go in the garage?
The water heater location depends on the house, but the village doesn't allow a gas meter in a garage. We plan the piping and heater location together.
Our hot water has a rusty tint. Is it the heater?
If only the hot side is discolored, the tank is the likely source. If cold water is too, call your supplier: Liberty at 1-877-426-6999 or the Water Authority at (516) 327-4100.
