In much of Freeport, a water heater has two enemies: age and flood water. Here's what the village's housing, flood maps and water report mean for the tank in your basement or utility room. See also our Freeport page and water heater repair and installation.

Flood water and water heaters

Laying FEMA's current flood map over the Census boundary puts about 42% of the Village of Freeport in the high-risk flood zone. Sandy flooded nearly 3,500 Freeport homes with saltwater, and the National Weather Service logged 2 to 3 feet of water on roads south of Atlantic Avenue in the December 23, 2022 coastal flood. A water heater that sat in flood water, especially saltwater, can have a ruined burner, gas control, thermostat or element. Don't relight it or switch it back on until it's been checked. When we replace a heater on a flood-prone street, we look at whether it can sit higher.

Very soft water, with iron

The village pumps its own water from 11 wells at three well fields, 500 to 700 feet deep in the Magothy aquifer, according to its 2025 Annual Water Quality Report. Total hardness was 6.4 to 7.3 mg/L, which is very soft, so scale buildup isn't the usual problem. The raw water is acidic and some wells are high in iron. The village adds caustic soda to raise the pH and phosphates to hold iron in solution and cut metal leaching from household plumbing. The report says the water met every standard except iron, which it calls naturally occurring and aesthetic. Iron and sediment settle in a tank's bottom. Rusty hot water, or rumbling while it heats, are the signs to flush or check it.

Gas, oil and the household

The Census Bureau's latest five-year survey shows 60% of Freeport homes heating with utility gas, 23% with fuel oil and 11% with electricity, so most heaters here are gas. Households average 3.12 people, 62% of homes have three or more bedrooms, and the median home has 6.0 rooms. Freeport's oil-to-gas permit form also requires a separate filing to remove or abandon the oil tank; when a house switches, we install the gas water heater and the gas piping to it. We don't sell or deliver oil.

Electric heaters and Freeport Electric

11% of Freeport homes heat with electricity, the survey shows, and some homes use electric water heaters. Freeport is one of the few places on Long Island with its own power company: Freeport Electric has been village-owned since 1898, according to Wikipedia. For an electric water heater that's stopped heating, check the breaker first. If it trips again, the element or thermostat has likely failed, and we repair or replace it.

Questions

Water heaters in Freeport: FAQ

My water heater sat in flood water. Can I use it?
Not until it's checked. Flood water can ruin the burner, controls and gas valve. If you smell gas, leave and call National Grid at 1-800-490-0045 or 911. Then call (631) 644-2084.
Why is my hot water orange?
If it's only the hot water, iron and sediment in the tank are the likely cause. The village's report says iron is the one standard it didn't meet. Flushing the tank helps; a whole-house iron filter matched to the report can cut staining.
Should my new water heater go higher?
On a street that floods, raising it can help keep it out of the water. We look at the space and the connections when we plan a replacement.
