Oceanside sits on low, filled ground between Long Beach Road and the bay marshes, so many emergencies here start with weather. Others are the ordinary failures of a 70-year-old house. Our Oceanside page has the history, and the emergency plumber page has a general checklist.
Half the hamlet in the high-risk zone
Our overlay of FEMA's flood map on the Census Bureau's Oceanside boundary puts about 49% of that area in the high-risk flood zone: about 44% in zone AE and 5% in the coastal VE zone. Another 7% is in the moderate-risk (0.2% annual chance) zone. The boundary includes some water, about 9% of its area, but even on land the high-risk share is large. On those streets, a storm tide or a long nor'easter can do two things at once: push water into a basement and load the sewer so drains back up.
Before the next storm
- Know where your main water valve is and make sure it turns.
- Keep anything you care about off the basement floor near the floor drain.
- If sewage has come up through a floor drain before, ask about a backwater (sewer check) valve on the house sewer. It closes when the street sewer backs up.
After the water goes down
Don't relight a gas water heater, boiler or dryer that sat in water, salt water especially. Its controls and gas valve can be damaged even if it looks fine. Shut off the gas to it and call. If you smell gas, leave the house and call National Grid at 1-800-490-0045 or 911.
When it isn't the weather
The Census Bureau's latest survey shows 36% of Oceanside homes built in the 1950s and 18% in the 1960s, and 93% are owner-occupied. In houses that age, the emergencies we see on a dry day are a split supply pipe, a failed washing machine hose, a water heater leaking from the bottom, or a main drain that has finally closed up. For a leak, close the main valve first. For a backup, stop all water use, including the washer and dishwasher.
