Almost all of Bay Shore drains to Suffolk County's Southwest Sewer District, so most house sewers here run to a county main in the street, not to a cesspool. See also our Bay Shore page and sewer line repair and hookups.

How much of Bay Shore is sewered

The county's sewer map, laid over the Census boundary, puts about 84% of Bay Shore's total area in the active Southwest Sewer District. Most of the rest is bay water inside the boundary. Counting land only, our overlay puts about 95% of the hamlet in the district, and about two-thirds of the unsewered land is at the north end. The district's sewage goes to the Bergen Point plant in West Babylon, which opened in 1981, so most Bay Shore house sewers have been connected for decades.

Your line, the county's main

The main in the street belongs to the county district. The building sewer, from your house to the main, belongs to the property. Signs your line is failing:

  • the main backs up again within weeks of being cleared;
  • roots come back on the cable;
  • sewer odor or a soft, sunken spot over the line in the yard.

With 15% of homes built before 1940 and another 19% in the 1950s, by the Census Bureau's latest survey, many of those lines are clay or cast iron and well past 60 years old.

Repair or replace

We clear the line first, find the problem and its depth, and then recommend a fix. A single broken section can often be dug and replaced. A line that has failed in several places should be replaced from the house to the street connection. In a townhouse complex or apartment building, the private sewer lines inside the property usually belong to the association or owner, not to the individual unit. Bay Shore is an unincorporated hamlet, so plumbing permits come from the Town of Islip.

Backwater valves near the bay

Our overlay of FEMA's flood map puts about 10% of Bay Shore's area in the high-risk flood zone, nearly all of it in the southern third of the hamlet. The National Weather Service's flood notes for the Great South Bay describe houses and streets south of South Street with a couple of feet of water in Irene (2011). On streets like those, a surge can back the street sewer up into a house through its lowest drain. A backwater (sewer check) valve on the house sewer closes when that happens. It's easiest to add while the line is open for a repair, and it needs a cleanout so it can be checked.

Outside the district

If your house is in one of the small unsewered pockets, your line runs to a cesspool or septic system. We clear and repair the pipe from the house to the system. Since July 1, 2019, Suffolk County hasn't allowed a failed cesspool to be replaced with another cesspool, so a failing one means a conversation with a cesspool or septic contractor; we don't do cesspool work.

Questions

Sewer line repair in Bay Shore: FAQ

Is the sewer main in my street the county's?
Yes, in the Southwest Sewer District. Your line from the house to the main is yours.
We're in the flood zone. Should we add a backwater valve when we replace the line?
It's the best time to do it, since the line is already open. It closes when the street sewer backs up.
How do I know if we're in the sewer district?
Look for a sewer district charge on your tax bill. Most of Bay Shore has one.
