Bay Shore runs from the Southern State Parkway down to the Great South Bay, and its housing ranges from pre-war houses to condos and garden apartments. Where you live in it shapes what an emergency looks like. Our Bay Shore page has the local background; the emergency plumber page has a general checklist.
The bay end
Our overlay of FEMA's flood map on the Census Bureau's Bay Shore boundary puts about 10% of that area in the high-risk flood zone (8% in zone AE and 2% in the coastal VE zone). The boundary also takes in some bay water, about 11% of its area. Nearly all of the high-risk area is in the southern third of the hamlet, toward the water. On those streets, a surge can flood a basement and fill the street sewer at the same time. After a flood, leave any water heater, boiler or gas dryer that sat in water turned off until it's checked.
Sewage at the floor drain
Counting land only, about 95% of Bay Shore is inside the county's Southwest Sewer District, by our overlay of the county's sewer map. If sewage comes up a basement floor drain, stop using water in the house. If neighbors have it too, the problem may be in the county's main or a pump station. If it's only your house, it's usually your line, and we clear it. On a low street where it happens in storms, a backwater (sewer check) valve on the house sewer closes when the street sewer backs up.
In a condo, townhouse or apartment
The Census Bureau's latest survey counts 12% of Bay Shore homes as townhouses, 10% in three- or four-unit buildings and 20% in buildings with five or more units; 38% of homes are rented. In those buildings a leak often shows up in the unit below first. Shut your unit's valve if you can, warn the neighbor below, and call building management if it may be a shared riser or stack. Plumbing that serves only your unit is usually yours; shared lines are the building's.
Curb leaks on SCWA lines
Bay Shore is on the Suffolk County Water Authority. SCWA's lead service line inventory, filed with the state in 2024, counts 396,459 service lines across its whole system, with 11 lead lines and 4,209 galvanized lines on the customer side. Galvanized pipe rusts from the inside and is a common source of a sudden leak at the street end of an older house. Call SCWA for its side; we repair yours.
