Roslyn Highlands and Roslyn Heights.
Wikipedia says the area boomed after the LIRR Oyster Bay Branch opened in 1865; an 1892 development called Roslyn Highlands mostly failed, and its east side was built as Roslyn Heights, the name for the whole area by the late 1920s. In 1948 Old Westbury ceded about 375 acres south of the Northern State Parkway, where Levitt & Sons built the Roslyn Country Club section. The CDP covers 1.5 square miles.
The Census Bureau's latest five-year survey counts about 2,200 homes, with a median year built of 1957. 31% went up in the 1950s, 22% before 1940, and 27% after 1980. 92% are single-family detached houses, and 89% are owner-occupied.
So a typical house here has drain and water lines around 69 years old unless they've been replaced. Slow drains in several fixtures, a gurgling floor drain or rusty water from one tap are signs to have the main line and supply piping checked.
Oil to gas means new gas piping.
The ACS shows 76% of homes heat with utility gas and 16% with fuel oil. Switching means properly sized gas piping to the new equipment, and often to the water heater, range and dryer. We do the gas line work. We don't sell or deliver oil.
Partly sewered.
Nassau County's health department list of sewer collection districts shows Roslyn Heights as not publicly sewered, but Wikipedia's utilities section says the southern part is in the Nassau County sewage district, with a smaller county district around Roslyn Plaza, and the rest relies on cesspools and septic systems. A sewer district charge on your tax bill means you're connected. A backup that stops at your house is usually in your own line to the street; we clear it and repair or replace the line. If neighbors are backed up too, call the county at 516-571-6841. If you're outside the district, the line runs to a cesspool or septic tank: we clear the line from the house, but a full or failing cesspool is a job for a cesspool or septic contractor, since we don't do cesspool work.
Little mapped flood risk.
FEMA's current flood map puts none of Roslyn Heights in the high-risk flood zone. A backwater (sewer check) valve is still worth considering for a finished basement on a sewered street: it closes if the street sewer backs up. We install them.
Water: Roslyn Water District.
EPA's service-area map puts about 52% of residents on the Roslyn Water District, with about 48% on the Albertson Water District; your bill is the final word. The main supplier's most recent 90th-percentile lead result was 0 ppb (none measured), under the 15 ppb action level; lead usually comes from a home's own pipes and fixtures, so results vary house to house. In EPA's UCMR 5 testing, the main supplier's highest single PFOA/PFOS result was 5.6 parts per trillion. EPA's 4 ppt limits apply as a running annual average starting in 2029, so one high sample is not a violation, but it's the kind of number a carbon filter is sized against. For a leak at the curb or in the street, call your water supplier. For anything on your side of the meter, call us.
Permits.
Roslyn Heights is an unincorporated hamlet, so plumbing permits go through the Town of North Hempstead Building Department.
